The large majority of rear dormer, hip-to-gable and Velux conversions fall under permitted development, provided you stay within the volume allowance (40 cubic metres for a terraced house, 50 for a semi or detached), do not build forward of the front roof slope and do not go above the existing ridge. Flats, maisonettes, listed buildings and conservation areas are the exceptions, and mansards normally need a full application. Building regulations approval is always required regardless. We check all of this on the free survey and handle the paperwork either way.

As a working rule you want at least 2.2 metres from the top of the existing ceiling joists to the underside of the ridge, because the new floor and insulation will eat into that. Below about 2.2m a simple rooflight conversion will not give you compliant head height over the stairs, so a dormer, hip-to-gable or mansard becomes the answer. We measure it properly on the survey and tell you straight if it is not worth doing.

Most Blue Finch loft conversions take six to ten weeks on site, depending on type and whether an en-suite is included. A Velux conversion can be quicker; an L-shaped dormer or mansard with a bathroom sits at the longer end. Widespread slipped or delaminating tiles, sagging between the rafters, failed or missing underfelt visible from inside the loft, and repeated leaks in different places usually point to a roof at the end of its life. A single localised leak, a cracked valley or a failed flashing is a repair. We give you photographs from the scaffold or drone and an honest recommendation — we will happily repair a roof that has years left in it.
