Under roughly 2.2m from ceiling joist to ridge and you are into a dormer or mansard rather than a simple rooflight conversion. This is the single biggest cost driver.
Structural Work Required
New floor joists, steel beams and how far they have to span. Trussed modern roofs need more steel than an older cut roof.
Staircase Position
Where the new stairs land decides how much of the floor below is altered. A clean run over the existing flight costs far less than reconfiguring a landing.

Do I need planning permission for a loft conversion in Basingstoke?
Usually not. The large majority of rear dormer, hip-to-gable and Velux conversions fall under permitted development, provided you stay within the volume allowance (40 cubic metres for a terraced house, 50 for a semi or detached), do not build forward of the front roof slope and do not go above the existing ridge. Flats, maisonettes, listed buildings and conservation areas are the exceptions, and mansards normally need a full application. Building regulations approval is always required regardless. We check all of this on the free survey and handle the paperwork either way.
How much head height do I need to convert my loft?
As a working rule you want at least 2.2 metres from the top of the existing ceiling joists to the underside of the ridge, because the new floor and insulation will eat into that. Below about 2.2m a simple rooflight conversion will not give you compliant head height over the stairs, so a dormer, hip-to-gable or mansard becomes the answer. We measure it properly on the survey and tell you straight if it is not worth doing.
How long does a loft conversion take?
Most Blue Finch loft conversions take six to ten weeks on site, depending on type and whether an en-suite is included. A Velux conversion can be quicker; an L-shaped dormer or mansard with a bathroom sits at the longer end. Drawings, structural calculations and building control applications happen before we start, so the on-site programme is not held up by paperwork.
Can I stay in the house while the work is done?
Yes, and almost all of our customers do. The bulk of the structural work is carried out from the scaffold and through the roof, so your house stays sealed. There is one noisy, dusty stage when we break through for the staircase, which we plan with you in advance and keep as short as possible.
Does a loft conversion add value to my home?
It is consistently one of the strongest returns available to a UK homeowner, particularly when the conversion adds a genuine double bedroom with an en-suite rather than just a study. It also adds space without touching your garden or your building footprint, which is why it works so well on the tighter plots around Basingstoke and Chineham.
Will my new loft room count as a bedroom?
